Owner-occupancy rates in the Detroit metro area exhibit a strong core-periphery gradient, with zip codes in and immediately surrounding the city of Detroit falling below 50%, while outer suburban communities—particularly in the northwest near Farmington Hills and Livonia, and to the north around Sterling Heights—frequently exceed 80-90%. A notable cluster of very low owner-occupancy (under 40%) is concentrated in central and east Detroit, contrasting sharply with adjacent high-ownership enclaves in Dearborn and the Grosse Pointe corridor. The southwestern portion of the metro also displays considerable heterogeneity, with pockets of high and low ownership interspersed, suggesting variation in housing stock type and demographic composition even within relatively close proximity.
