Housing vacancy rates in the Detroit metro area exhibit a stark core-periphery gradient, with zip codes in and immediately north of downtown Detroit registering the highest rates—frequently exceeding 20-30%—while surrounding suburban communities such as Livonia, Sterling Heights, and St. Clair Shores generally remain below 8%. A pronounced cluster of elevated vacancy extends from Detroit's central neighborhoods northwestward, with pockets of moderate vacancy (12-16%) appearing in transitional zones between the urban core and outer suburbs. The lowest vacancy rates, often near 0-4%, concentrate in the far western and southwestern suburban zip codes, as well as select areas around Farmington Hills and the northern tier of the metro region.
