Suburban and exurban zip codes to the west, northwest, and south—particularly around Waltham, Newton's western edges, and the southwestern periphery—consistently exceed 80% owner-occupancy, forming a broad arc of homeownership. Notable exceptions to this gradient include Lynn, which registers relatively low owner-occupancy despite its peripheral location, and several Quincy-area zip codes that show mixed rates straddling the 50–60% range.
