Owner-occupancy rates in the Austin metro follow a clear core-periphery pattern, with the lowest rates (under 45%) concentrated in central Austin zip codes—likely corresponding to the downtown, university, and dense urban rental corridors—while outer suburban and exurban zip codes consistently exceed 80%. The northern suburbs of Cedar Park, Round Rock, and Georgetown display moderate to high ownership rates in the 65–80% range, with the highest rates (near 90%) appearing in the outermost northwestern and northeastern zip codes representing newer master-planned developments. A notable east-west asymmetry is also visible, as several southeastern zip codes near and south of Austin proper show surprisingly low ownership rates compared to their western counterparts at similar distances from the urban core.
