Newer housing construction concentrates most heavily in the southeastern portion of the metro, particularly in zip codes near Irvine and south Orange County, where several areas exceed 20-30% of units built since 2010, along with pockets near Downtown LA and Santa Clarita. Much of the central and western portions of the metro—including established communities around Torrance, Long Beach, and the Westside—display consistently low construction shares below 4%, reflecting the built-out nature of these neighborhoods. The contrast between the rapidly developing exurban and suburban fringe areas and the largely static inner-ring communities underscores the outward push of new housing supply away from the urban core.
