The Nashville metropolitan area dominates as the highest-value cluster in the state, with several zip codes in Williamson County and surrounding areas reaching median values above $750,000, radiating outward with progressively lower values. A secondary pocket of elevated home values appears in the far northeastern corner near the Tri-Cities region and in parts of the Chattanooga area, while much of rural West and Central Tennessee—particularly along the western border and the Upper Cumberland Plateau—reflects median values below $150,000. The Memphis metro area in the southwest presents a mixed pattern, with moderate-value suburban zip codes adjacent to some of the lowest-value areas in the state.
