The Nashville metropolitan area stands out as the dominant high-rent cluster in the state, with several zip codes in and around Davidson County reaching $2,000–$2,500 in median monthly rent, while surrounding Middle Tennessee zip codes transition sharply to the $750–$1,000 range. The eastern portion of the state near the Tri-Cities region and parts of the Knoxville metro show moderate rents in the $1,000–$1,500 range, whereas rural zip codes across southern Middle Tennessee and the Cumberland Plateau consistently register among the lowest rents at $500–$750. A secondary pocket of elevated rents appears in the southwestern corner near the Memphis metro, though it remains considerably more modest than the Nashville core.
