The highest concentrations of post-2010 housing construction cluster around the Hialeah area and select zones near Coral Springs, where several zip codes exceed 20–30% new units, suggesting significant recent development activity in these suburban corridors. In contrast, much of the coastal strip from Hollywood south through Miami and into the southern reaches of the metro displays notably lower shares, generally below 4–8%, reflecting the built-out nature of these older, denser urban cores. A secondary pocket of moderate new construction appears along the western fringe of the metro, particularly southwest of Miramar, indicating outward suburban expansion typical of rapidly growing Sun Belt metros.
