Median rents peak along the western coastal corridor and into the Westside neighborhoods west of Downtown LA, where many zip codes exceed $2,250 per month, forming a distinct high-rent band from Malibu through Santa Monica and into Beverly Hills. In contrast, significantly lower rents cluster in South Los Angeles, parts of the Inland Empire near Pomona, and portions of Santa Ana, where median rents frequently fall below $1,250. The San Fernando Valley displays notable internal variation, with higher rents in the western foothills transitioning to more moderate levels in the eastern valley floor, while the northeastern mountain communities show some of the lowest rents in the metro area.
