Housing % of Units Built Since 2010, by Zip Code (ZCTA5) — Tennessee

NOTE: Gray indicates insufficient data or a suppressed estimate.

The Nashville metropolitan area stands out as the dominant hub of new construction, with multiple zip codes in and around Davidson, Williamson, and Rutherford counties reaching 20–30% of housing stock built since 2010, reflected in the bright yellow cluster at the state's center. A secondary concentration of newer housing appears in the southwestern corner near Memphis's suburban fringe, as well as scattered pockets in the Knoxville and Chattanooga regions, though eastern Tennessee generally displays more moderate construction rates in the 4–12% range. Rural zip codes across the Cumberland Plateau and much of western Tennessee show notably lower percentages or appear in gray, suggesting minimal new residential development over the past decade.
