Owner-occupancy rates in the St. Louis metro follow a pronounced core-periphery gradient, with zip codes in and immediately surrounding the City of St. Louis falling below 40–50%, while outer suburban areas—particularly to the northwest toward St. Peters and St. Charles, and in the southwestern and southern exurbs—consistently exceed 80–90%. A notable cluster of very low owner-occupancy extends north from downtown through the Florissant corridor, suggesting concentrations of rental housing that align with historically disinvested north St. Louis County communities. The western and southwestern suburbs display the most uniformly high homeownership rates, contrasting sharply with the fragmented ownership patterns visible on the eastern and southeastern edges of the metro.
