Housing % of Units Built Since 2010, by Zip Code (ZCTA5) — Chicago Metro

NOTE: Gray indicates insufficient data or a suppressed estimate.

Newer housing construction concentrates most heavily in the far western and northwestern suburban fringe—particularly near Elgin and areas west of Aurora—where several zip codes exceed 20-30% of units built since 2010, reflecting ongoing greenfield development at the metro's edge. The Loop and nearby zip codes along Chicago's central lakefront also display elevated construction shares, consistent with the downtown high-rise building boom of the past decade. In contrast, established inner-ring suburbs like Cicero, Englewood, and much of southern Cook County show near-zero new construction, as do large portions of Gary and Hammond in northwest Indiana, highlighting a stark divide between areas attracting investment and those experiencing prolonged housing stagnation.
