Newer construction is concentrated in a band stretching from Tysons Corner through parts of D.C. proper and into select outer suburbs, with several zip codes in those areas exceeding 20–30% of housing stock built since 2010. In contrast, established inner suburbs surrounding Rockville, much of central Fairfax County, and portions of southern Prince William County show notably lower shares, often below 4%, reflecting mature, built-out housing markets with limited new development. The eastern Maryland suburbs near Bowie display a mixed pattern, with pockets of significant new construction adjacent to zip codes with minimal recent building activity.
