Newer housing construction clusters most heavily in the northern Kentucky suburbs near Cincinnati and in select zip codes surrounding the Lexington and Louisville metro areas, where several zones exceed 20% of units built since 2010. Much of eastern Kentucky and parts of the rural south-central region show persistently low new construction rates, often below 4%, reflecting slower population growth and economic challenges in Appalachian communities. A notable contrast exists between the bright yellow high-growth pockets scattered in metro-adjacent and exurban areas and the deep purple zip codes in southeastern Kentucky, where virtually no new housing stock has been added in over a decade.
